The whole policy

• Cancel more than 3 days before the day you arrive: nothing to pay, and the inventory goes back for somebody else within the second.
• Cancel inside 3 days: the first night is charged and the rest of the booking is released.
• Do not arrive and do not tell us: the first night is charged and the rest of the stay is released at midday the following day.
• Leave early: the nights you stayed, plus one, unless you told us more than 3 days ahead.

Why there is only one

Because the alternative is a cheaper rate with worse terms sitting beside the ordinary one, and the entire purpose of that arrangement is that some people book it without noticing. A non-refundable rate is a bet the property makes against the guest, and it wins that bet most often against exactly the guests who can least afford to lose it. We would rather have one number.

The consequence is honest too: our ordinary rate is a few dollars higher than a property that sells a non-refundable one, because we are carrying the risk instead of you. That is the trade and it is stated rather than hidden.

How to actually cancel

The confirmation e-mail carries two links: one confirms the booking, one cancels it. Both are signed and neither needs a password or an account. Using the cancel link puts every night of your range back into availability immediately, which is why we would much rather you used it than simply did not turn up.

You can also telephone. Somebody is on the desk from 7:00am to 10:00pm.

When we cancel on you

It is rare and it happens: a burst pipe, a heating failure in February, a room that cannot be let. If we have to cancel a booking we will telephone rather than e-mail, find you a room at another property in this neighbourhood at our expense if the rate there is higher, and pay for the taxi to it. That is the whole remedy and there is no compensation beyond it, which is worth saying rather than leaving you to imagine something larger.
